The recent move of Walgreens Pharmacy to the Baldwin Plaza Shopping Center gave the township a revitalized, bright and busy "new" drug store. It also left Parsippany with a big, empty space at 1470 Route 46 in Troy Hills Village, the old Walgreens digs. Which makes this the perfect time for Patch's periodic guessing game regarding business vacancies in the township... Time again for Patch's game of what-if regarding business vacancies in the township. This time around, let's consider the now-empty Latin America Groceries building at 299 Parsippany Road. The storefront looks, well, deserted. Brown paper partially covers the commercial building's windows. And the endeavors that until recently occupied the space—among them, the market, Arnold Travel, Medina Business Enterprises and phone services company Mobile Tek—have left barely a trace behind. This is a spot that clearly needs to be filled, and possibly, by a business that will serve Parsippany's Spanish-speaking community. It's time yet again for Patch's periodic collective musing regarding business vacancies in the township. The current vacancy in question is the long-empty Payless Shoe Store unit at 804-B Route 46 in Arlington Plaza. The storefront, being leased by Garden Commercial Properties in Short Hills, is visibly well-maintained. The interior is clean and the exterior glass windows and door are immaculate—which means the site is ready for another business to bring it back to life. Planning Board OKs application to place new chain restaurant on Route 46.
The vacated building at 1540 Route 46, which once housed the Southwest-themed restaurant Chili's will have new life soon as Houlihan's Restaurant and Bar. Just weeks after Patch asked readers what they wanted to see fill the space Chili's left behind last year, the Parsippany Planning Board Monday approved a minor site plan from Hasbrouck Heights-based ACE Restaurant Group, which owns Houlihan's, to allow the new eatery to take over the property. Board member Robert Keller told Patch that the approval came very quickly, largely because he said ACE plans to make very few changes to the site. "They will be squaring off the two front corners of the building, which are currently rounded," he said. "They are also adding a few more seats. …

New Road Plaza, a tidy little strip mall near Partridge run Apartments, boasts a laundromat, a TCBY Yogurt franchise and the restaurant Garam Masala. It's also a wee hub of economic development. Vacant spots have tenants planning on moving into the mall in the near future, including an new Internet cafe at 85 New Road and, at 71 New Road, a bagel and deli shop. The shop at 69 New Road, which also is vacant, once housed the North Jersey Golf Studio. The spot has been empty for more than a year and is available for rent. On a recent visit to Aahar Indian Restaurant in the Parsippany Hills Village Shopping Center, we just became depressed. The building, at 1557-59 Route 46, can be misconstrued as possibly being occupied. A peek through its windows shows stacked boxes, old furniture and discarded items. A neon sign in the window reads OPEN, however it is off, unilluminated. An easy assumption to make is that some merchant or restaurateur could be in the process of moving in or out. Neighboring business owners helped put an end to that speculation, as did a call placed to the phone number on Aahar's sign: It turns out the former restaurant has been sitting vacant and idle and collecting dust for more than a year. The site for Jack's Subs & Dogs at 20 N. Beverwyck Road looks less than appetizing these days. The Lake Hiawatha restaurant, best known for affordable, no-frills, regular-guy victuals, has been out of business for about five months. That's according to Alex Palazzo, who owns a Livingston men's clothing shop and until recently, owned the building that housed Jack's. The end of Jack's leaves the neighborhood with an empty brick structure that is now available for rent. (Surely a new tenant would be a morale boost for fellow North Beverwyck retailers including Jeremiah's Deli, Vito's Men's Salon, Jimmy Abboud's One-on-One Fitness and Maddy's Mexican Grill. There is just something so unsettling about a vacant building... When Patch visited the old, empty Mega Pet Center at 196 Route 46 West last week, it made us feel sad. The building, apparently long vacated, is in sorry shape. The untended grass outside is nearly a foot high. Weeds are everywhere, including on the old business marquee sign. Clearly, this site needs someone to take over and inject some life into a very visible property. What do you think would work for Mega Pet's former space? Sometimes business vacancies in town can be the result of a game of retail musical chairs, and that can mean news both good and bad. The arts and crafts store Michael's move a year ago to the Troy Hills Shopping Center was great news for the mall, but the news was not as good for the Morris Hills Shopping Center it left behind. But what comes around goes around: The Troy Hills mall now has to fill a hole left by the move of the Five Guys burger franchise from 1103 Route 46 to 804 Route 46 (which is great news, of course, for Arlington Plaza, where it now resides). The goal now is to fill the space where Five Guys used to be, which would be great news for remaining mall merchants, including Pathmark, LA Fitness and Muscle Maker Grill. So …

The Baldwin Shopping Center is a tidy little strip mall that stands at the intersection of Baldwin Road and bustling Route 46. The center is not especially large and it is presently being renovated, providing more attractive exteriors for some really cool merchants. There is the Gourmet Café, recently named the Parsippany Patch Readers' Choice winner for Best Italian Restaurant. There is Baldwin Bagels and Bakery, which this week is one of the contenders in the Readers' Choice contest. And there are others, among them Enterprise Car Rental, Baldwin Pizzeria and Valley National Bank. But the shopping center's marquee sign features a lot of empty spaces where merchants' names should be, and that does not sit well for a town that needs to …
